Some carpet cannot be saved, and we say so before anyone spends money. If a stain has bleached the fiber, if the backing has delaminated beyond what a carpet repair can address, or if the pile is matted flat from years of traffic, cleaning will not bring it back. We would rather tell you that on the walk-through than take payment for a result you will not be happy with. The same goes for carpet running past its service life in rentals and multifamily units, where a turnover clean sometimes buys a few months and sometimes buys nothing. Most of what we clean in Burbank is not what people expect. Across the Greater Los Angeles basin and the adjacent San Gabriel Valley, annual rainfall is low and the dry season is long. The constant load is dust, not mud. Carpet fails from abrasive dry soil, not from moisture. Fine mineral dust and road grit grind at the base of the pile and dull color long before visible staining appears. That is why a carpet can look evenly faded with no spots on it and still be filthy at the base. Winter rain events between December and March track wet mineral grit indoors, and in foothill-adjacent areas silty runoff from bare slopes comes with it. Spring brings pollen from eucalyptus, olive, sycamore and grasses. Real moisture problems here are localized: bathroom and kitchen-adjacent carpet, slab-on-grade homes where moisture wicks up through concrete under pad, and older raised-foundation houses with poor crawlspace ventilation. Housing era drives the work too. Prewar bungalows have oak strip floors with area rugs, postwar tracts got wall-to-wall over pad, and 1970s through 90s builds and apartments run plush cut pile and Berber loop.

The crew arrives with a truck-mounted unit, which keeps the heat and vacuum where they need to be. We vacuum dry first, because pulling grit out before adding water is most of the job. Then a pre-spray matched to the fiber, agitation with a groomer or brush to work it into the pile base, dwell time, and a slow extraction pass. Air movers go down on the wet lanes. Drying is fast here. Low ambient humidity and warm indoor air mean hot-water extraction dries quickly year-round, unlike humid regions, so it is the right choice for nearly every wall-to-wall job. Low-moisture encapsulation is what we use on commercial loop, quick turnarounds, and areas over slab where we want less water in the system.
